  • Found late Friday evening that I did not have hot water, and it was the weekend... YIKES!! Contacted 4L Contracting LLC; they came out within a couple of hours and had me working in a short time. Lee went above and beyond, letting me know about other problems identified in my attic, a problem with my chimney, and a heating vent installation problem. After he left, I found a water leak in the laundry room ceiling. He turned around and came back to my house. He found the air conditioning drain pipe was backed up. He blew it out the drain pipe, preventing a big disaster. So appreciate his thoroughness and helping me on a Friday after-hours house call. He definitely went above and beyond.

  • I had a great experience working with 4L Contracting LLC. They were awesome to work with, they were professional, responsive, and clearly knew what they were doing. We had a massive leak that needed immediate attention, and they showed up quickly and handled it efficiently. They not only fixed the issue fast but also made sure everything was done right. I would absolutely recommend them to anyone needing reliable, high quality work!

  • Used 4L Contracting the first time a couple years ago and since then they have replaced a water heater, reset toilets, replaced water lines, and located and fixed a leak under the house! They have been amazing to work with over the years, I cannot recommend these guys enough!

  • Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. I was able to return the water softener and get a replacement fairly quick. So I sent a text to Kurt, letting him know I had done so. He informed me they were nearby and could do the job in about 30 minutes if I could meet them back at my home. I hurried home and in about 2 hours the job was completed. Tonight my wife and I shall enjoy a soft water shower!

  • My husband and I had a broken pipe in the foundation and it was leaking pretty bad into our hallway, and 4L Contracting came that day we called, assessed the issue, and was back the next day and completely fixed the problem. They were so nice and helpful! I cannot tell you how pleased we were with their service. I recommend 4L Contracting!

What Commercial Accounts Can Expect

We set expectations clearly because facilities managers and property owners need a plumber they can plan around, not just one they hope shows up.

Prompt Response for Urgent Calls

We know that a backed-up drain or a failed water heater does not wait for a convenient appointment window. Call us and we will work to get a technician scheduled as quickly as the job allows.

Scheduled Account Service

Established commercial accounts can schedule recurring maintenance visits. Inspections and drain maintenance are then set on a calendar you control, not one driven by a breakdown.

Written Scope Before Work Begins

We provide a written scope and price before any work starts. No surprises on the invoice. If scope changes in the field, we call before we act.

After-Hours Emergency Response

Office hours Monday to Friday, 7 AM to 5 PM. Licensed plumbers on call 24/7 for plumbing emergencies. Commercial properties do not stop having emergencies after hours and neither do we.

Compliance Is Part of the Job, Not an Add-On

Commercial plumbing is not just about making water move. Some facilities handle food, serve the public, or draw from municipal supply. They face code and permit requirements with real consequences if they are not met. We handle this work routinely.

Backflow Prevention Devices

We install, repair and replace backflow prevention assemblies for commercial properties. Annual certification testing is a separate service performed by a licensed backflow assembly tester, which we do not carry out ourselves. Testable and non-testable assemblies. Cross-connection control compliance documentation provided.

Grease Trap Installation and Maintenance

In-ground and above-ground grease interceptors sized and installed to local municipal requirements. We coordinate inspections with the city or county and provide maintenance schedules that keep your food-service operation in compliance and out of violation notices.

Permit Handling

We pull our own permits. You do not need to manage the paperwork. We file with the appropriate jurisdiction, coordinate the required inspections, and provide permit documentation as part of project close-out.

Inspection Coordination

Rough-in, underground, and final inspections are scheduled and managed by us. We know what inspectors expect to see, and how they want it documented. That covers Brazos, Burleson, Grimes, Robertson, Walker, Madison, Montgomery and surrounding counties.

Texas Master Plumber License 40980. You can verify any Texas plumbing license at tsbpe.texas.gov. Work performed under this license meets the Texas Plumbing License Law requirements. All commercial work is performed by or directly supervised by a licensed master or journeyman plumber.

OTHER COMMERCIAL WORK WE DO

Common questions

Can the work happen outside our business hours?

Usually yes, and it is worth deciding early. It comes down to how your building shuts off. If there are isolation valves, we can work on one area while the rest stays open. If the only shutoff is at the meter, the whole building goes down. That job belongs at night, before you open, or on a day you are closed. Tell us your hours when we quote. We put the phasing in the written scope rather than deciding it on site.

We have tenants. Who tells them, and how long are they without water?

You get the shutdown windows in writing so you can notice tenants the way your leases require. Notifying them stays with the landlord or the manager rather than a plumber knocking on doors. On a phased job we work one section at a time, so most tenants are unaffected on any given day. If a tenant runs a kitchen, a salon, a clinic, or anything else where water is the business, tell us at the start and the sequence gets built around them.

Who decides what size grease interceptor we need?

The local authority does, not the plumber and not the equipment supplier. Sizing is normally driven by the fixtures connected, seating or meals served, and the local ordinance, and it has to be submitted and approved before installation. We prepare that submittal and coordinate the inspection. The authority also sets the pumping interval and expects manifests kept on site. A trap sized under an older ordinance is a common finding when a kitchen changes hands or expands its menu.

What does annual backflow testing involve on our site?

Each assembly is tested individually, and water through that assembly is off for a short period, so irrigation zones, fire suppression tie ins and process connections are worth scheduling together rather than one at a time. The report goes to your water authority on their form and by their deadline. An assembly that fails is repaired or rebuilt and retested rather than left in service. Requirements differ between authorities in this region, so ask us to confirm what yours currently requires ahead of your deadline.

What inspections will our project need, and what if one fails?

Commercial work is typically inspected underground, at rough in, and at final, and each stage has to be signed off before the next one covers it. We schedule those and we attend them. A failed inspection is normally a correction item rather than a disaster, and it gets corrected and re inspected. What causes real delay is work covered before an inspector saw it, which is why we will not close anything early just to make a schedule look better than it is.

We are the general contractor. How do you meet our timelines?

We work directly with your project manager and superintendent rather than around them. Tell us the milestone dates and where the float actually is. You get an honest answer on whether they are realistic for the plumbing scope. On the schedule itself, we coordinate underground against the pour, and rough in with framing and the other trades sharing that wall. Trim goes against the finish schedule. Material is the part that sinks timelines, so we forecast what the job needs early and work with our suppliers to confirm availability. If something has a long lead time, you hear about it at the start, not the week we need it. Submittals, a certificate of insurance naming your company as additional insured, and permit documentation are available on request. Field changes go in writing before we act on them, not after.

Can invoices go to our property manager rather than the site?

Yes. Billing details are set up when the account opens, including where invoices go, what reference or purchase order number has to appear on them, and whether each property is billed separately or consolidated onto one statement. If your approval process requires a work order number before a technician can be dispatched, tell us and we will hold to it. We can also provide a W-9 and a certificate of insurance for your vendor file at the same time.

What do you need from us before the first job?

A named contact who can approve scope, and a spending limit that contact holds, because a technician waiting on your site for a decision costs you the same as one working. Site access details, alarm codes and after hours entry arrangements. Where the shutoffs, cleanouts, meters and interceptors are, if that is known. Any documentation you already hold on the building's plumbing. Office hours Monday to Friday, 7 AM to 5 PM. Licensed plumbers on call 24/7 for plumbing emergencies.
