How Our Pricing Actually Works
Most homeowners have been burned by a plumbing bill that was higher than expected. Our process is built to prevent that from happening.
We Diagnose First
We come out, look at the problem in person, and figure out exactly what is going on. We do not guess over the phone. We look at the actual pipe, the actual fixture, the actual pressure. That is the only honest way to know what a job requires. Diagnosis is also what makes the written price hold. A number produced without looking is a guess that gets revised once somebody opens a wall.
We Quote in Writing
Once we have diagnosed the problem, you get a clear written quote before any work begins. It covers the labor and materials needed to complete the work you approve. The price you approve is the price you pay. No surprise charges are added at the end. If we find something that changes the scope of the job, we stop, explain it, and get your approval before we carry on.
You Decide
You review the written quote and decide whether to move forward. There is no pressure. If the quote does not work for your budget, we will talk through whether there is a different approach. The decision is yours. We order nothing and start nothing until you say so. If you want to think it over or get a second opinion, the written quote is yours to take with you.
Quotes on Planned Work Are Free
If you are planning a job rather than reacting to one, the quote costs nothing. A repipe, a water heater, a remodel, a gas line, a new build. We come and look at it, and you get the written price at no charge. The service call fee below is for being called out to something that is already broken.
How the Service Call Works
There is a $95 service call fee to get a licensed plumber to your property. It covers the trip, not the work.
The $95 is waived when an approved repair is completed during the same visit. You pay it on its own if no approved repair is completed during that visit. Ask about the fee when you book and we will confirm it before we send anybody out. Nothing about it changes once we are at the door.
Diagnostic Work
Some problems are clear the moment we look at them. Others take testing, troubleshooting, or specialized equipment to track down. When a problem needs that, we explain what is involved and give you the diagnostic price before we start. Nothing happens until you approve it.
The diagnostic fee applies when you want the cause identified before authorizing a repair. Approving it covers the service call, so you are never charged for both. Once we have found the cause, you get a written quote for the repair we recommend. If you decide not to go ahead with that repair, the diagnostic work you already approved is still due.
What our customers say
Published exactly as written, straight from Google.
Found late Friday evening that I did not have hot water, and it was the weekend... YIKES!! Contacted 4L Contracting LLC; they came out within a couple of hours and had me working in a short time. Lee went above and beyond, letting me know about other problems identified in my attic, a problem with my chimney, and a heating vent installation problem. After he left, I found a water leak in the laundry room ceiling. He turned around and came back to my house. He found the air conditioning drain pipe was backed up. He blew it out the drain pipe, preventing a big disaster. So appreciate his thoroughness and helping me on a Friday after-hours house call. He definitely went above and beyond.
I had a great experience working with 4L Contracting LLC. They were awesome to work with, they were professional, responsive, and clearly knew what they were doing. We had a massive leak that needed immediate attention, and they showed up quickly and handled it efficiently. They not only fixed the issue fast but also made sure everything was done right. I would absolutely recommend them to anyone needing reliable, high quality work!
Used 4L Contracting the first time a couple years ago and since then they have replaced a water heater, reset toilets, replaced water lines, and located and fixed a leak under the house! They have been amazing to work with over the years, I cannot recommend these guys enough!
Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. I was able to return the water softener and get a replacement fairly quick. So I sent a text to Kurt, letting him know I had done so. He informed me they were nearby and could do the job in about 30 minutes if I could meet them back at my home. I hurried home and in about 2 hours the job was completed. Tonight my wife and I shall enjoy a soft water shower!
My husband and I had a broken pipe in the foundation and it was leaking pretty bad into our hallway, and 4L Contracting came that day we called, assessed the issue, and was back the next day and completely fixed the problem. They were so nice and helpful! I cannot tell you how pleased we were with their service. I recommend 4L Contracting!
My wife and I discovered a water leak coming out of our wall. 4L Contracting LLC came out that day and found where the leak was coming from (copper pipe leaking in the slab), they started working immediately and finished the next day.
These plumbers are honest, knowledgeable and reliable! They helped us fix a leak and answered all our questions about other issues in the house. Highly recommend!
Lee and his guys are Great. Their communication on our projects have been superb! Always letting us know when they will be at the job site. Lee is doing 3 projects for our Airbnb's at one time, and his organization of his paperwork is paramount for us.
What Makes One Job Cost More Than Another
Plumbing jobs vary widely in scope. Here are the six factors that most often affect what a job requires once we see it in person.
Access to the Pipes
A pipe that runs under an open crawl space is straightforward to reach. A pipe that runs through a finished wall, under a slab, or behind tile takes more time and care to access. The more difficult the access, the more labor is involved.
Depth and Length of the Run
A short repair to a single fixture is a different scope of work. Replacing a long sewer run from the house to the street is another thing entirely. Deeper pipes require more excavation. Longer runs require more material and more time.
Concrete or Drywall Opening
If we need to open concrete or cut into finished drywall to reach the problem, that work is part of the job. We restore the area after the repair is complete. Jobs that require opening walls or slabs involve more steps than surface repairs.
Permits and Inspections
Some jobs in College Station and Bryan require a permit and a final inspection by the city. When a permit is required, we pull it and schedule the inspection. Permitted work costs a bit more, but it protects you when you sell the home and confirms the work was done to code.
Material Choice
PEX and copper are both excellent materials. PEX is flexible, faster to install, and resistant to freezing. Copper is a proven material many homeowners prefer. When you have a preference, tell us. Material choice affects the quote, and we will explain both options.
Age and Condition of the Existing System
An older system can present surprises once we open things up. Corroded fittings, deteriorated pipe sections nearby, and outdated connections may need to be addressed as part of a proper repair. We note what we find in the written quote before we proceed.
STARTING PRICES YES, A GUESS AT YOUR JOB NO
We publish starting prices, and we will not invent a number for your specific job over the phone. Those two things are not in conflict, and the difference is worth two minutes.
What a Starting Price Is
It is what a job of that type starts at, for standard work during business hours. You can see them in the plumbing cost estimator without giving us your details. It is published so you can budget and compare before you call anybody.
What a Starting Price Is Not
It is not your price. What you pay depends on access, the condition of your plumbing, permits and the full scope. Bigger jobs such as sewer replacement, tunneling and main water line replacement are quoted as a complete job and carry no starting price at all.
Why We Will Not Quote Your Job on the Phone
Because we have not seen it. A number given down the phone is a guess about a building nobody has looked at, and it moves the moment we arrive. We would rather publish the range and put your price in writing.
The Written Quote Is the Part You Can Hold Us To
After we see the job you get a written price to approve first. The price you approve is the price you pay. If something changes the scope we stop, explain, and get approval before carrying on.

Financing for the Big Ones
Financing is available for qualified customers. When a failed water heater or a sewer line replacement cannot wait, financing means you do not have to choose between the repair and your budget.
Failed Water Heater
A water heater failure rarely gives you warning. Financing means you do not have to go without hot water while you wait to save up.
Sewer Line Replacement
Sewer line work is one of the larger jobs a homeowner faces. Financing lets you address it immediately rather than living with a failing system.
Whole-Home Repiping
Repiping protects the entire home but involves significant material and labor. Financing spreads the cost without putting off a job that needs to happen.
Ask us about financing options when you call. We will walk you through what is available and whether it fits your situation.

What Is Included in Every Price We Give You
When you receive a written quote from 4L Contracting, here is what that number covers.
Labor
The quoted price covers all labor from start to finish. There is no separate charge for extra time on the job. We give you a price for the work, and that price includes the hands that do it.
Parts
Parts are included in the written quote. We tell you what materials the job requires and those materials are priced into the number you receive. You will not see a parts line added after the fact.
Cleanup
We leave the work area clean when we go. If we opened a wall, we restore it. If we ran water or accessed under a sink, we leave it the way we found it. The job is not finished until the space is tidy.
Workmanship Warranty
Every job we complete carries a workmanship warranty. If something related to our work needs attention within 90 days of completion, we come back and address it. This applies to the labor and the installation, not to manufacturer defects on parts, which are covered separately by the manufacturer.
The written quote you receive includes labor, parts, cleanup, and our workmanship warranty. What you read is what you pay.
