COMMON PROBLEMS AND THE CAUSES BEHIND THEM
A fault can sit in several places. It may be the heating elements, the thermostat, the burner or the ignition parts. It may be a control or a valve. It may be sediment, venting, or a bad connection. Sometimes it is the tank itself, or the pipe right next to it.

Found late Friday evening that I did not have hot water, and it was the weekend... YIKES!! Contacted 4L Contracting LLC; they came out within a couple of hours and had me working in a short time. Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. I was able to return the water softener and get a replacement fairly quick. So I sent a text to Kurt, letting him know I had done so. He informed me they were nearby and could do the job in about 30 minutes if I could meet them back at my home. I hurried home and in about 2 hours the job was completed. If a repair call reveals a condition outside the original scope, the plumber will explain it and present options before proceeding. No additional work is started without a separate authorization.

Common questions
How long does a repair visit take, and will my water be off?
Diagnosis is usually well under an hour, and many common repairs are finished on that visit once you approve the scope. Water to the rest of the house does not normally need to go off. We close the cold inlet valve at the heater, which isolates that one unit and leaves your other fixtures working. If the tank has to be drained as part of the repair, plan on being without hot water for a while afterward while it refills and comes back up to temperature.
Will you have the part with you or does it have to be ordered?
Common parts for common units ride on the truck. Thermocouples, elements, thermostats, standard relief valves and gas control valves for popular models are the ones that turn into a single visit. What slows things down is an older unit, an uncommon brand, or a sealed control board that only the manufacturer supplies. If your part has to be ordered you hear that at the diagnosis, along with what it means for hot water in the meantime, rather than after the unit is already apart.
The pilot keeps going out. Can I just keep relighting it?
Relight it once, following the instructions printed on the heater. If it goes out again, stop relighting it and have the unit inspected by a licensed plumber. Relighting does not correct whatever is putting it out.
A pilot that will not stay lit can mean a dirty pilot assembly, a failing thermocouple or flame sensor, a venting problem or a draft, a gas supply that is not steady, or a leaking tank dripping onto the burner assembly. A leaking tank usually means the heater has to be replaced rather than repaired. If you see water around the burner compartment, do not relight it.
If you smell gas, do not relight the pilot and do not touch any electrical switch. Leave the building and call your gas provider or 911 from a safe place.
The hot water smells like rotten eggs. Is that a repair?
Usually yes, and it is not your water supply. Every tank has a metal rod inside it that corrodes on purpose so the tank does not. That rod can react with bacteria in the water and give off the smell, which is why you only get it on the hot side. The fix is normally flushing and sanitizing the tank and swapping that rod for a different type, not replacing anything major. If the cold water smells the same way, the cause is before the heater and we look at your water supply instead.
Water is dripping from the pipe on the side of the tank. Is that the valve?
That is the temperature and pressure relief valve, and it is doing exactly what it exists to do. Sometimes the valve is worn and seeping. Just as often it is discharging because pressure in the system is genuinely too high, which points at a failed pressure regulator or thermal expansion with nowhere to go. Replacing the valve without measuring pressure only moves the problem along. We check static pressure first and correct the cause. Never plug or cap that discharge line for any reason.
Should I shut anything off before you arrive?
If the tank is leaking, close the cold water inlet valve on top of the heater, the one on the pipe feeding it. On an electric unit switch off the breaker for the water heater as well, because an element that fires in a tank that has drained burns out in minutes. On a gas unit, turn the control knob on the front of the unit to off. Leave the valve at the gas meter alone. If you smell gas, get everyone outside and call the gas utility and 911 from there.
How do I find out how old my unit is and whether it is still covered?
You do not have to work this out yourself. The plumber who comes out reads the data plate on site and assists with the age and warranty lookup as part of the visit.
The model and serial tell us the age of the heater, whether parts are still made for it, and whether manufacturer coverage may still apply. Coverage also turns on the installation date, registration, original ownership and the manufacturer's own terms, and we go through those with you rather than leaving you to chase them.
If you want a head start, the plate is usually a sticker on the side of the tank. Nothing about the visit depends on it.
What can I do to increase the life expectancy of my water heater?
Most repeat water heater repairs around here trace back to two things: hard water and water pressure. Flushing the tank once a year keeps sediment off the bottom, where it bakes onto the element and makes the heater work harder. Having the sacrificial rod inside the tank checked every few years is what keeps the tank wall from rusting through. And checking your water pressure catches a failed regulator before it takes out a relief valve or a fitting. If your heater is far enough along that repairs stop paying for themselves, we will tell you straight and point you at replacement instead.
Can my water heater be repaired?
Often, but the answer depends on the cause, the condition of the equipment, part availability, and the installation. A plumber has to inspect the system before recommending repair or replacement.
Is a leaking water heater an emergency?
A small contained drip and an active tank leak are different situations. If water is spreading, damage is continuing, or gas or electrical safety is involved, call 979-473-9775 for emergency guidance.
Will a repair restore the whole system to like-new condition?
No. The authorized repair addresses the identified scope, and other components and existing system conditions remain separate unless they are included in writing.
