Most people know what their plumbing is doing. They do not know what it is called, and that makes it hard to work out who to call or how urgent it is. This page starts from the symptom instead.

No hot water, or not enough

There is water pooling around the base of the heater
A tank that is leaking at the base is usually failing rather than repairable, and it will not get better. Shut the water off at the heater and switch off its power or gas.

No hot water at all
On a gas heater that is usually the pilot, thermocouple or gas valve. On an electric heater it is usually a tripped high limit or a failed element.
Worth a service call. Most of these are a repair, not a replacement.

Hot water runs out much faster than it used to
Usually sediment taking up space in the tank, a broken dip tube, or a heater that was sized for a smaller household than the one using it now.
A flush and an inspection tell you which. If the tank is old, we will say so.

The heater bangs, pops or rumbles
Sediment on the tank floor boiling under the burner. It is noisy, it costs efficiency, and it shortens the life of the tank.
A flush often fixes it. If the drain valve is clogged, that is a separate small repair.

The hot water looks rusty or smells
Often a spent anode rod. Once the rod is gone the tank itself starts corroding, and there is no repair for that.
Get the anode checked before deciding anything. It is a much smaller job than a replacement.
Water where it should not be

Water is actively running and I cannot stop it
Shut the water off at the main valve for the property first. That is usually at the meter near the street or on the wall where the line enters the house.
Then call 979-473-9775. Do not use a form for this.

A warm patch on the floor, or the sound of water with everything off
Those two together are the classic signs of a leak in a line under the slab. A water bill that stepped up and stayed up is the third.
Run the meter test first. Shut every fixture off and watch the meter. If it turns, something is losing water.

A wet ceiling or wall with no fixture directly above it
Water travels along framing before it drips, so the wet patch is often nowhere near the actual failure. This is why opening the ceiling to look is the wrong first move.
We locate it before anything is opened.

A soggy patch in the yard, or the meter turns with the house shut off
That points at the service line between the meter and the house rather than anything indoors.
Different repair, and usually a simpler one than a slab leak.

Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. I was able to return the water softener and get a replacement fairly quick. So I sent a text to Kurt, letting him know I had done so. He informed me they were nearby and could do the job in about 30 minutes if I could meet them back at my home. I hurried home and in about 2 hours the job was completed. Tonight my wife and I shall enjoy a soft water shower!

A drain is slow or backing up

Sewage is coming up into a tub, shower or floor drain
That is the main line, not a fixture. Stop running water anywhere in the house, because everything you use has to go somewhere and it is coming back up.

Only one fixture is affected
A blockage local to that fixture, usually hair and soap in a bathroom line or grease in a kitchen line.
Normally a straightforward clear. Please do not pour chemical opener down it first, it rarely works and it makes the job harder and more dangerous for whoever opens the trap.

Several fixtures, or the lowest ones back up first
When the lowest fixture in the house floods first, the restriction is downstream of everything, which means the main line.
This one needs the main line cleared, not a fixture unblocked.

It gets cleared, then blocks again every few months
A line that keeps blocking in the same place is telling you the pipe is the problem, not what went down it. Roots at a joint, a sag holding water, or a section that has failed.
Cleaning it again will not change that. A camera shows which of those it is, and they lead to very different repairs.
Low water pressure

Only at one tap or shower
Usually a blocked aerator or a worn cartridge in that fixture. It is not a house problem.
Small job. Often the aerator can be cleaned by hand before anyone calls anybody.

The whole house, and it happened suddenly
A pressure reducing valve that has failed, a partly closed main valve, or a problem on the supply side.
Worth checking the main valve is fully open before calling. It is free and it is sometimes the answer.

The whole house, and it got worse slowly over years
That pattern points at the pipe itself narrowing, which is what old galvanised steel does from the inside out.
Worth knowing what your house is piped in before spending anything.

Leave the building now. Do not switch anything on or off, do not use a light switch, and do not use a phone while you are still inside. Open a door on your way out if you can do it without delay.
From outside and well away from the building, call 911 or your gas utility first. They come out for this. Once the property is safe, call us on 979-473-9775 and we will handle the line repair.

Common questions
Is this tool going to tell me what is wrong with my plumbing?
It narrows it down. What you have is a symptom, and a symptom usually has several possible causes sitting behind it. The questions here work the way a plumber works on the phone, ruling things out until what is left is worth acting on. What it will not do is diagnose your house from a distance, because that needs a gauge on the system, a camera in the line or a hand on the pipe. Treat the result as a well informed starting point rather than an answer.
Do I have to give you my details to use it?
No. Nothing here asks who you are, nothing is stored against your name, and you can work through every question and close the page without contacting anybody. Some of the answers end with advice to stop using a fixture or to shut the water off, and that advice is worth just as much whether or not you ever call us. It told me to leave the building and call the gas utility. Why will it not just book me a plumber?
Because a suspected gas leak is not a plumbing appointment. It is a hazard, and the correct sequence is get everyone outside without touching a light switch or an appliance, then call the gas utility or 911 from outside the building. A plumber arrives after the hazard is controlled, not instead of it. That path stops deliberately rather than sending you to a form, and we would rather lose the booking than have you wait indoors for a van.
How do I tell whether this needs somebody tonight or can wait until the morning?
One question settles most of it. Can you stop the water and live without that fixture until office hours. If closing a stop under a sink or behind a toilet stops the leak, you have bought the night and a scheduled visit. If the water cannot be stopped, if sewage is coming up inside the house, if you smell gas, or if the whole property has lost water, that is different. Office hours Monday to Friday, 7 AM to 5 PM. Can I fix any of this myself?
Some of it, and where that is true the answer here says so plainly instead of steering you to a callout. Resetting an electric water heater, plunging a single fixture, running a small hand auger through a sink trap, reading your own meter to prove there is a leak, and finding your main shutoff before you need it are all worth doing yourself. Gas work, anything permitted, anything under a slab and anything you would have to cut into is where it stops.
Why does it keep asking whether more than one fixture is affected?
Because that single fact splits the whole problem in two. One slow or backed up fixture is almost always a blockage local to that fixture or its branch. Several fixtures failing at once, particularly the lowest ones in the house, points at the main line everything drains into, which is a different job with different equipment. The same logic applies on the supply side, where one cold faucet and a whole cold house mean very different things.
What should I have ready if I do end up calling?
The address, with any gate code or dog to know about. What you are seeing and when it started. Whether the water is off and where you shut it. Whether it is one fixture or the whole property. Whether the water heater is gas or electric, and its model and serial from the sticker on the side if you can get to it. For a drain problem, which fixtures went and in what order. Those few facts decide what comes on the truck.
If I book a visit, will the price be agreed before work starts?
Yes, in writing, after somebody has seen the problem rather than over the phone from a description. Diagnosis comes first, then a written scope you approve, then the work. If something worse turns up once a wall or the ground is open, work stops and you get the revised scope in writing before it continues.
