A small town water tower seen from the air

Navasota city water measures about 75.3 mg/L hardness (4.4 grains per gallon, genuinely soft to moderately soft). But the full picture is more complicated, and it matters for your plumbing and appliances.

Alkalinity

~8.2

pH

75.3 mg/L

Hardness

What This Means for Your Home

High alkalinity and a pH near 8.2 make Navasota’s water a high-alkalinity sodium-bicarbonate type. The white residue you see on faucets, showerheads, and inside water heaters is carbonate and mineral solids. Not calcium scale from hard water.

This distinction matters: a standard water softener targets calcium and magnesium hardness. If your hardness is already low and the issue is alkalinity and TDS, a softener often does not fix the visible complaint. You may spend money on equipment that does not solve the problem.

How 4L Handles It

We test your water first and give you an honest read before recommending any treatment equipment. Depending on results, we will tell you whether a softener will actually help. We may recommend a different treatment approach instead, such as a whole-house carbon filter or a reverse-osmosis point-of-use system. Or the real fix may simply be servicing the water heater, and replacing aerators and cartridges that have accumulated mineral deposits.

Safety note: Navasota’s water system holds a TCEQ Superior rating. The water is safe to drink. The white residue and appliance issues are a nuisance and appliance-lifespan problem. Not a health or safety concern.

Older Homes, Historic Homes and New Construction

Navasota is really two plumbing markets under one city name, and each one calls for a different approach. We work on both.

Navasota Commercial Historic District

The Navasota Commercial Historic District was listed on the National Register of Historic Places in 1982. Victorian-era homes in and around the district often still have their original plumbing infrastructure:

  • ▸Galvanized steel supply lines that have corroded from the inside out
  • ▸Cast iron drain lines prone to joint failure and root intrusion
  • ▸Undersized half-inch water mains that cannot keep up with modern demand
  • ▸Drum traps: an obsolete trap design that catches debris and backs up

These homes require careful repair work. Replacing one section without accounting for the whole system can shift stress to the next weakest point. We plan staged repiping projects that respect both your budget and the integrity of a historic structure.

Growing Navasota: Newer Subdivisions

Navasota’s median home was built around 1988, and the city has grown quickly, from 7,643 residents in 2020 to an estimated 9,904 in 2025, a 29% increase. That growth means a wave of newer subdivisions with a different set of plumbing issues:

  • ▸Builder-grade water heaters reaching end of life in the 10 to 15 year window.
  • ▸PEX manifold systems with individual zone valves that can drift or fail
  • ▸Pressure-regulating valves (PRVs) that lose calibration over time, stressing fixtures and supply lines

We diagnose and repair all of these. We will tell you honestly whether a repair extends useful life, or whether replacement is the smarter long-term call.

Whether your home was built in 1895 or 2022, 4L Contracting LLC has the license, the tools, and the experience to handle it correctly.

What our customers say

Published exactly as written, straight from Google.

  • Found late Friday evening that I did not have hot water, and it was the weekend... YIKES!! Contacted 4L Contracting LLC; they came out within a couple of hours and had me working in a short time. Lee went above and beyond, letting me know about other problems identified in my attic, a problem with my chimney, and a heating vent installation problem. After he left, I found a water leak in the laundry room ceiling. He turned around and came back to my house. He found the air conditioning drain pipe was backed up. He blew it out the drain pipe, preventing a big disaster. So appreciate his thoroughness and helping me on a Friday after-hours house call. He definitely went above and beyond.

  • Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. I was able to return the water softener and get a replacement fairly quick. So I sent a text to Kurt, letting him know I had done so. He informed me they were nearby and could do the job in about 30 minutes if I could meet them back at my home. I hurried home and in about 2 hours the job was completed. Tonight my wife and I shall enjoy a soft water shower!

They were so nice and helpful! I cannot tell you how pleased we were with their service. I recommend 4L Contracting!

Winter Storm Uri and Boil Water Notices

Navasota and Grimes County are not strangers to freeze events and water-system disruptions. Knowing what to do after one can save your plumbing and your family.

What Happened Here

During Winter Storm Uri, Navasota issued a boil water notice on February 11, 2021 after a water main break caused by the extreme cold. Grimes County communities outside city limits have also experienced boil water notices. Anderson, Shiro, Richards and Roans Prairie have all seen them, linked to infrastructure stress and distribution line events.

Burst pipes from freeze events can hide inside walls for days before the water finds its way out. By then, damage is significant. Acting quickly after a hard freeze matters.

After a Boil Water Notice Is Lifted

When a boil water notice is lifted, the water is safe to drink again, but your home’s plumbing still needs attention to clear any contamination that may have entered the system:

  • Flush every water line. Let cold and hot run at every fixture for several minutes.
  • Pull and clean aerators on all faucets. Sediment and debris settle in them during low-pressure events.
  • Drain and inspect your water heater. Sediment stirred up during a main break settles at the bottom of the tank.
  • Replace filter cartridges on whole-house filters, refrigerators, and under-sink units

4L Contracting takes freeze-damage and burst-line calls across all of Grimes County. Office hours Monday to Friday, 7 AM to 5 PM. Licensed plumbers on call 24/7 for plumbing emergencies.

Tank and tankless water heaters. We diagnose the problem, tell you honestly whether repair or replacement makes more sense, and give you the price in writing before we start.

Drain Cleaning and Clog Removal

Slow drains, full clogs, or a backed-up main line. We clear the blockage and let you know if the line has underlying issues that need attention.

Sewer Line Repair and Replacement

Camera inspection, line locating, targeted repairs, or full replacement. We find the problem precisely and quote both options so you can decide.

Slab Leak Detection and Repair

Electronic and acoustic detection to locate leaks under your slab without unnecessary demolition, followed by clean, precise repair work.

Gas Line Installation, Testing and Repair

New gas appliance, outdoor grill line, or a suspected leak. We size, install, and pressure-test all gas work to code.

Whole-Home Repiping

When aging galvanized steel or failing cast iron is the root problem, a full repipe with modern materials stops the cycle of repeated repairs.

Fixture and Faucet Installation

Dripping faucets, running toilets, loose shut-offs, and failing valves. Small repairs done right the first time so they do not come back.

Water Treatment and Softener Installation

We test your water first, then recommend the right solution. That might be a softener, a different treatment system, or simply servicing your heater and replacing aerators and cartridges. We never sell equipment before testing.

Commercial Plumbing: Navasota Businesses

From Navasota restaurants and retail to light industrial sites, we handle commercial plumbing needs under Texas Master Plumber License 40980. That includes grease interceptors, backflow prevention, commercial water heaters, and code-compliant gas piping.
