Signs a Bryan Water Heater Is Near the End
A water heater rarely fails without warning. Bryan water conditions mean the warnings appear sooner than in lower-hardness areas. These are the signs worth acting on.
Age Past Ten Years
Most tank water heaters built for residential use are designed around an 8 to 12 year service life. A unit past ten years is not automatically due for replacement, but it has entered the window where problems accelerate. Inconsistent Hot Water Temperature
The shower may run cold before the tank is empty, or the hot water temperature may vary with no change in demand. That points to the lower heating element or the thermostat failing. On a gas unit, inconsistent temperature can indicate a burner problem or a failing thermocouple. Neither of these repairs is expensive if caught early. Rumbling or Popping Sounds During Heating
Sediment on the tank floor pops and rumbles when the burner fires under it. The sound is the water trapped beneath the sediment layer boiling. It does not mean the tank is about to burst. Water Around the Base or Rust-Colored Water
Standing water under a tank is either a fitting connection that is weeping or the tank itself beginning to fail. Fittings can be repaired. What Flushing Can and Cannot Undo
Annual sediment flushing removes loose scale before it hardens and is a real maintenance item, not a sales add-on. What flushing cannot do is reverse calcification that has already bonded to the tank lining or the element sheath. Once mineral scale has baked on and the element or tank wall is pitted, no flush restores the original efficiency. Early flushing extends heater life. Deferred flushing accelerates the end.
Tankless Units and Descaling
A tankless heater does not accumulate sediment the way a tank does. But the heat exchanger passages are narrow, and hard water builds scale inside them. In a Brazos County installation, descaling is a scheduled maintenance item, not an optional one. A unit installed without isolation valves and service ports cannot be descaled without major disassembly. That design choice, made at install time, determines whether the unit ever gets serviced over its life.

Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. Tank or Tankless in an Older Bryan House
Downtown Bryan and the neighborhoods around it hold housing stock that predates modern plumbing code. Newer subdivisions on the north and west sides were built with different materials and layouts. The conversation about tank versus tankless is not the same in a 1960s bungalow near downtown as it is in a 2010 house off Highway 6.
Tank Water Heater
A tank replacement is usually a like-for-like job. That holds when the existing gas supply line, venting and drain pan location are already sized and routed correctly. In an older Bryan home that has had a tank for decades, the infrastructure is already there. The job scope is understood before work begins.
Sizing a replacement tank correctly means looking at the first hour rating, not just the tank capacity in gallons. That rating measures how many gallons the heater can deliver in the first hour of use, starting from a full tank. A 40-gallon tank with a slow recovery rate can leave a four-person household without hot water before everyone has showered. We size by first hour rating, not by matching the old sticker.
A closed system is one where a pressure-reducing valve or check valve prevents expanded water from flowing back into the main. On that system, thermal expansion has nowhere to go. Tankless Water Heater

Permits and Inspection for Water Heater Work in Bryan
Water heater replacement and installation inside the Bryan city limits falls under the City of Bryan Building and Development Services. Work performed without a permit is not inspected, which means code deficiencies are not caught before the wall closes. We pull the permit. We schedule the inspection. That is part of the job.
City of Bryan Jurisdiction
Inside the city limits, water and sewer service come from the City of Bryan. Residential plumbing work is subject to City of Bryan permit requirements. Outside the city limits, a large share of Brazos County properties are on septic systems and well water. There the applicable authority is the county. What the Inspector Verifies

Garage, Attic or Closet: Where the Heater Sits Changes the Job
Bryan houses built across different decades put their water heaters in different places. Where the unit sits determines what the installation actually involves, what code requires around it, and what access you will have for future maintenance.
Garage Installation
A garage unit has floor access and is typically the easiest location to work in. The drain pan question is simpler because a pan drain can usually be routed to the garage floor. Combustion air is generally available without special provisions. Venting a gas unit to an exterior wall is a short run in most garage configurations. Accessibility for future maintenance is straightforward.
Attic Installation
An attic-mounted unit sits above a living space, which means the drain pan and a working pan drain are not optional. A leak from an attic heater without a properly drained pan can damage ceilings and walls before it is noticed. Getting a unit into a tight attic space requires planning and sometimes staging. An attic unit also experiences greater temperature swings in a Texas summer, which affects standby heat loss on a tank unit.
Interior Closet Installation
A gas unit in an interior closet requires combustion air, either from louvers and sufficient volume in the enclosure or from ducted outside air. A closet that is too tight for the BTU load produces incomplete combustion and backdrafting, which are safety failures. Venting a gas unit from an interior closet can require a longer flue run than a garage or attic installation. An electric unit in a closet does not have these combustion air requirements, but still needs proper drain pan installation and accessible disconnect.
TPR Discharge and Expansion Control
Regardless of location, the temperature and pressure relief valve discharge pipe must be routed to a safe discharge point. In most Texas residential installations that means terminating within a few inches of the floor, so any discharge does not scald anyone standing nearby. It cannot terminate upward, cannot be capped, and cannot terminate into a drain that feeds back into the potable supply. We route these correctly every time. On a closed system, a pressure-reducing valve blocks thermal expansion. We install an expansion tank sized for the system before the unit goes in.

What the Installation Actually Includes

Diagnosis and Written Estimate
Before any work starts, we establish the condition of the existing unit. We look at the location and configuration of the installation space, and what the replacement or new installation will require. The price goes in writing. That number does not change unless you ask us to change the scope.
Permit Pull and Scheduling
We pull the required permit with the City of Bryan or the applicable county authority before work begins. Inspection is scheduled as part of the job, not an afterthought. Permit cost is included in the estimate you approved.
Removal and Disposal of the Old Unit
We disconnect and remove the old water heater and haul it away. We do not leave it in your garage or by the curb. Removal and disposal of the old unit carries a disposal fee for old equipment, and it is on the written estimate before we start.
New Unit Installation
Installation includes all required connections, fittings, and materials specified in the estimate. Do I need to be at the house the whole time?
An adult needs to let us in and be there at the end, because we run the hot water at the fixtures with you, walk you through the shutoff and the flush schedule, and hand over the documentation and permit record. You do not have to stand and watch the changeout. If it is a rental or you live out of town, say so when you book and we will arrange access with the tenant or manager and send you the written findings.
What if you open it up and the job turns out to be bigger than the quote?
We stop and show you what we found before anything else happens, and you get a revised written price for the extra scope. You approve it or you decline it. On a water heater the usual surprises are a shutoff valve that will not close, a flue or vent connector that has corroded through, or a gas supply line too small for the unit you wanted. None of those get quietly added to the invoice at the end.
Can I buy the heater myself and have you fit it?
Talk to us before you buy one. The unit has to suit the gas supply, the venting, the electrical circuit and the space it sits in, and a heater chosen on tank size alone often does not. If you have already bought it we will look at what you have. Understand that the manufacturer coverage on an owner supplied unit sits between you and the manufacturer. Would a water softener make the new heater last longer here?
Hard Brazos County water is what drives sediment onto a tank floor and scale onto an element, so reducing the mineral load does take work off the heater, and it helps every fixture and appliance in the house rather than only the heater. It is a separate job with its own decisions about capacity, drain routing and where the unit sits, covered on our water softener page.
