The water service line is the single pipe that brings every drop the property uses from the meter to the building. When it fails there is no fixture to isolate and no way to work around it. Some failures are one break in a line that is otherwise sound. Others mean the run has reached the end of its useful service.

4L Contracting repairs and replaces water service lines for property owners in College Station, Bryan and the nearby Brazos Valley communities. Written pricing comes before authorized work begins.

SIGNS THE LINE FROM THE METER TO THE HOUSE IS FAILING

Several signs point at the service line. A drop in pressure at every fixture rather than one. A meter that keeps registering with the whole house shut off. A wet or unusually green strip of lawn running in a line across the yard. Water surfacing near the curb or in the street. Sediment or discoloration appearing after a break. A water bill that climbs with no change in how the property is being used.

The causes vary. Ground movement in expansive clay soil, or corrosion and deterioration in older pipe material. Damage from earlier digging in the yard, or root pressure at a joint or fitting. And freezing damage at a section that was inadequately buried or exposed.

These signs point at the service line but they do not locate the fault. That is the next step, and it happens before any ground is opened.

WHAT THE WATER SERVICE LINE IS AND WHERE IT RUNS

The line begins at the meter box near the street or property boundary. It crosses whatever sits between that point and the building. It enters the house to become the main line feeding everything inside. That crossing is usually an open lawn. It can also run under a driveway, a walkway, a flower bed, or straight through the root zone of a mature tree. Most owners have never thought about this pipe because it is buried and silent until it stops working. A fault on it affects the whole property at once. Every fixture, every appliance, all at the same moment. That is what sets it apart from a problem at a single fixture or branch line.

What our customers say

  • Found late Friday evening that I did not have hot water, and it was the weekend... YIKES!! Contacted 4L Contracting LLC; they came out within a couple of hours and had me working in a short time. Lee went above and beyond, letting me know about other problems identified in my attic, a problem with my chimney, and a heating vent installation problem. After he left, I found a water leak in the laundry room ceiling. He turned around and came back to my house. He found the air conditioning drain pipe was backed up. He blew it out the drain pipe, preventing a big disaster. So appreciate his thoroughness and helping me on a Friday after-hours house call. He definitely went above and beyond.

  • Water Softener installation Completed! Just wanted to give a shout out to Kurt and Lane on their outstanding customer service today. I hired 4L Contracting LLC to install a water softener in our home. After finding out the water softener I had purchased was missing parts, the job was rescheduled for Monday. I was able to return the water softener and get a replacement fairly quick. So I sent a text to Kurt, letting him know I had done so. He informed me they were nearby and could do the job in about 30 minutes if I could meet them back at my home. I hurried home and in about 2 hours the job was completed. Tonight my wife and I shall enjoy a soft water shower!

LOCATING THE BREAK BEFORE ANYONE DIGS

Nobody should open ground on a hunch. We trace the line and narrow the fault down before you authorize any excavation. That starts with isolating the line at the meter and at the house shutoff. It proves which side is losing water, and roughly where the loss is concentrated. We then locate the route and mark it on the surface, so the customer can see where work would happen before any decision is made.

Before we sign off on a scope, we confirm that the fault we found actually explains the symptom the customer is living with. Correcting something that was not the cause of the problem leaves the customer with the problem, and that is not an acceptable outcome. For leaks inside the house or in situations where the source is not yet clear, our leak detection service covers those investigations separately.

WHAT IT COSTS AND HOW YOU PAY

Written pricing follows the assessment. The route and the condition of the line get known first, and the scope identified. Then the customer authorizes the work before it starts. A quote given over the phone for a buried line nobody has looked at is a guess, and we do not work that way. Our pricing page describes how estimates are structured and what the written proposal covers.

Our workmanship warranty applies to the work performed. Covered work, exclusions and customer obligations are stated in the written proposal, authorization or invoice. The warranty covers verified problems caused by 4L workmanship rather than the future condition of the rest of the plumbing system on the property.

REPAIRING ONE BREAK OR REPLACING THE WHOLE LINE

A repair is reasonable when the fault is at a point and the material on either side is in serviceable condition. It also has to be something that happened to the line, rather than a sign that the line is deteriorating in general. In that situation the repair addresses what is wrong without pulling and replacing a run that still has useful life.

Replacement deserves consideration in four cases. When the material is deteriorating across the run. When there have already been repairs on the same line. When the route and depth mean excavation costs are being paid more than once. Or when the line is undersized for the way the property is now used. A second repair on a line that is failing at more than one point is not a saving.

We tell customers which of those conditions we can actually verify from what we found. That assessment is what the written scope is built on.

WHERE THIS JOB ENDS AND WHOLE HOME REPIPING BEGINS

This work covers the service line and the main line from the meter into the building. Replacing the branch piping that fans through the walls to bathrooms, kitchens and laundry is a different project. Different scope, different access requirements, different crew setup.

Some customers arrive thinking they need one and discover on inspection that they need the other. We say so rather than selling the job we were originally called about. If the branch distribution is the issue, whole home repiping is the right page for that conversation.

EXCAVATION, BORING AND GETTING A LINE ACROSS THE PROPERTY

On this work the pipe is usually the simple part. Getting to it is what drives the scope. A line under open lawn, under a driveway, beside a foundation, under a mature tree, and near other buried utilities are five different jobs. Each has its own access requirements and its own surface restoration needs. Where the line runs under the slab, we tunnel in from outside to reach it.

In general terms there are two routes. A line can be opened along its length where that is practical. Or a new line can be pulled or bored between two smaller access points, where cutting the full surface is not acceptable. Which approach is appropriate depends on the route, the ground conditions, the burial depth and what is on the surface above the run. We arrange utility locating as required before any digging begins.

What will be opened and what will be restored is written into the scope before the work is authorized. There are no surprises about the surface after the fact.

Describe what your plumbing is doing and we will tell you what it likely is before anyone comes out.

THE WATER SHUTOFF AND WHAT THE WORK DAY LOOKS LIKE

The property is without water for part of the work. We tell the customer when it goes off. We keep the interruption to what the job requires, not to what is convenient for us. The plumber sets up and protects the work area. Then exposes what has to be exposed. Then makes the connection or installs the new run. Then checks the work before we backfill the trench.

Things turn up once the ground is open. A second defect, unexpected pipe material, or an unmarked utility. Access conditions nobody could have seen beforehand. We raise each one with the customer and get it approved separately, rather than absorbing it silently into the job.

We tell the customer what we found, not simply that the work is finished.

PRESSURE TESTING, PERMITS AND THE UTILITY SIDE OF THE CONNECTION

Before the line is returned to service it is tested and the connections are checked. Where the work requires it the line is disinfected and flushed before normal use resumes. No water goes back on until those steps are done.

Permit and inspection requirements depend on the work performed and the jurisdiction it sits in. 4L addresses the applicable requirements for the approved scope. The meter and everything on the utility side of it belong to the water provider rather than to the property owner.

We identify where our responsibility begins so a customer is not paying us to address something their provider is responsible for handling.

WHAT OWNERS ASK BEFORE WE DIG

How do I know the problem is the service line and not inside the house?

Isolating the line at the meter and at the house shutoff tells us which side is losing water before any ground is opened. If the meter stops moving when the house shutoff is closed, the loss is on the building side rather than the service line.

Can a broken water line be repaired instead of replaced?

Yes, when the fault is at a single point and the material on either side is confirmed to be in serviceable condition. If the line has deteriorated along its length or has already been repaired more than once, replacement is the more honest recommendation.

How much of my yard has to be opened up?

That depends on the route and the burial depth. It also depends on what is on the surface, and whether the repair needs access at one point or along a longer run. The scope of the excavation is written out and agreed to before any digging begins, so expectations are clear on both sides.

How is a water line repair or replacement priced?

Pricing is produced in writing after the plumber has assessed the line, confirmed the fault and identified the scope of work needed. The customer authorizes the written estimate before the work starts, so there are no after-the-fact surprises.
